Statistics of supply & demand indicate some minor cooling/slowing of activity in the market over the summer, after the super-heated spring selling season. Q2 to Q3 cooling is a typical seasonal trend, and by any historical standard, the Q3 market remained extremely strong, with the median house sales price just a tad below its Q2 peak. New listings spiked up in September and that is bringing in the typical Autumnal seasonality uptick. The very bottom graph is an interesting comparison of what 3m will buy you in various cities on the SF Peninsula.
It’s October, so that means pumpkin patches and candy for some, and Outside Lands for others. I’ll trade my sour patch kids for Outside Lands all day long. If that’s too much for you, you can check out the after hours shows around the city here
