| | | | Happy Holiday Season! 2025’s Q4 ended in a flurry of activity including a pre-market full facelift of a San Mateo Estate and a successful sale in San Francisco’s Pac Heights. Below I will take you through a before and after of the project. Next, please treat yourself and click through the fantastic Pac Heights flat my clients purchased as they migrated back to SF after 20 years living in Burlingame. San Francisco is having a bit of a resurgence if you haven’t heard! Condos remain a massive opportunity with values lingering around 2019-2020 pricing, while single family homes are flying into contract with multiple offers and impressive overbids. If you are curious to understand what your dollar will buy you in SF right now, give me a shout! Pied Et Terre anyone? As we inch toward the year end we are all looking to see what 2026 will bring. Compass has compiled a data-driven forecast with some predictions – take a look at what experts are saying here. Please savor the last couple weeks of the year, hopefully doing exactly what brings you peace and joy. I look forward to seeing you all in the New Year! xo – Cameron |

| | | 3 BD 2 BA 2110 SF. SOLD in 6 days for $2,500,000 |
| This estate was in the family for 30+ years and the heirs came to me mid-September ready to sell. The seasonality window was inching very close to the edge but the house deserved a facelift. Prepping my listings for the best ROI is a cornerstone of my business and one of my most favorite parts of this job (second only to the people I am so honored to represent). We had 5 weeks from the jump to complete this fairly sizable project but I have the very best team! Paint, floors, landscape, lighting, knobs, landscape, glass, faucets – Ready. Set. GO. Take a look below at the work we did, netting us a competitive sale after 6 days on the market! |
| | Step 1 – First impression focused. GOAL: Inviting curb Appeal. Tasks: Exterior Paint and landscape, swapped out dated leaded sidelight glass to a simple clean farmhouse aesthetic, pulled overgrown plants, trimmed trees around windows, planted strategically to fill and balance, fresh mulch. |
| | Step 2 – GOAL: Move in ready. When assessing your ROI on a project like this, we want to lean towards giving the buyer options without over investing to a point where a buyer would have to undo work we already did. Here we installed hardwoods in the living room to match the rest of the home – and then refinished the entire property floors, sanded and stained a more nuetral and current hue. Recessed light cans updated, pull all old window treatments, painted brick fireplace. |
| | Family Room – epicenter of the home. Removed all window treatments, paint out dated brick, halogen recessed can covers paint all trim and beams, refinish hardwood floors. |
| | Kitchen – we were conservative here – the kitchen needed some changes that a buyer would certainly tackle. We kept it minimal and pulled the shutters, removed 2 passage doors, painted the cabinets, new hardware, new faucet, update track lighting. |
| | Master Bedroom – Rip up carpet, new lighting, refinish existing hardwoods underneath |
| | Office – pull out built in desk, patch and paint, pull carpet, refinish floors, new lighting, paint trim and walls. |
| | Bathroom – new lighting, new faucet, paint out tile to eliminate the contrasting grout |
| | Master Bath – paint out tile, new lighting and faucet, update old heat lamps. |
| Other updates included painting the garage walls and floors: a fresh garage makes a big impact for little investment and is important from a continuity standpoint when the rest of the home is fresh and clean. The only large repair we addressed was a crack in the pool – a costly repair, but the goal is to deliver a home that is move-in ready, giving the buyer a choice of when to do a remodel. With the Home Insurance Marketplace as tight as it is, older homes are tricky to insure when systems are outdated. I have yet to have a home that has been refused a policy, but it is certainly a consideration on the older systems when assessing your game plan. In this case, we did not address any older systems as all were in working order and it is clear that a buyer will address this in a larger renovation. Expertise on ROI and project scope is critical in all pre-market prep. This house was an absolute delight to restore! |

National and regional statistics are generalities, essentially summaries generated by thousands of unique, individual listings and sales occurring across different market segments. They are best seen not as precise measurements, but as broad, comparative indicators with reasonable margins of error. Anomalous fluctuations in statistics are not uncommon, and last period data should be considered preliminary estimates which may be revised in future updates. Different analytics programs sometimes define standard statistics – such as “active listings,” “days on market,” and “months supply of inventory” – differently: What is most meaningful are not specific numeric calculations but the trends they illustrate. Data from sources deemed reliable, but may contain errors, and subject to revision. All numbers to be considered approximate, and how these analyses apply to any particular property is unknown without a specific comparative market analysis. |
